The Blacksburg Planning and Building Department has received a rezoning request for two separate sites at 1230 and 1310 North Main Street. There are five individual properties in this development.

The applicant wishes to rezone the parcels from General Commercial (GC) to Planned Residential (PR) for the development of two multi-story, mixed commercial and residential buildings, with associated surface and structured parking, residential amenities, stormwater management, and other site improvements. The Comprehensive Plan’s Future Land Use Designation for these parcels is High Impact Commercial. The current zoning allows up to 48 bedrooms per acre. The development would include a total of 675 bedrooms (Site 1: 460 bedrooms; Site 2: 215 bedrooms) for an average density of approximately 89 bedrooms per acre (Site 1: 87 bedrooms/acre; Site 2: 95 bedrooms/acre). This represents an increase in the allowable density under the current zoning district. The Future Land Use Designation of General Commercial does not contemplate maximum residential density.

Neighborhood Meeting: Thursday, Sept. 22, 7 pm in the Blacksburg Motor Company Building at 400 South Main Street This is an informal meeting that will give the applicant the opportunity to present the plans and provide attendees with the opportunity to ask questions.  A staff member from the Planning and Building Department will forward the notes from the meeting to the Planning Commission and Town Council. 
Planning Commission Work Session: Tuesday, Nov. 15, 5 p.m. in the Blacksburg Motor Company Building at 400 South Main Street The Planning Commission will review the request and the staff report. There will be an opportunity for the applicant to present the proposal. The public is welcome to attend, however this is not a public hearing and there will not be an opportunity for public comment during the meeting.
Planning Commission Public Hearing: To Be Determined  The Planning Commission will hold a public hearing on the request and make recommendation to the Town Council. There will be an opportunity for public input at this hearing.
Town Council Work Session: To be determined The Town Council will review the request, the Planning Commission's recommendation, and the staff report.  There will be an opportunity for the applicant to present the proposal.  The public is welcome to attend, however this is not a public hearing, and there will not be an opportunity for public comment during the meeting.
Town Council Public Hearing: To be determined The Town Council will hold a public hearing on the request and take final action on the requests.  There will be an opportunity for public input at this meeting.
